  • City Council approves Cole Ranch Master Community

    Proposal includes building houses, schools off I-35 W

    After three years of meticulous planning and careful deliberation, the Denton City Council approved zoning for the Cole Ranch Master Plan Community Tuesday night by a unanimous vote.



    The city council held a public hearing to consider a land ordinance to zone approximately 3,256.92 acres of land west of Interstate 35 W that borders Denton Municipal Airport for the Stratford Co. of Dallas to develop into a large-scale super community.
    Mark Cunningham, the director of the planning and development department of Denton, said the project would include areas for residential housing, restaurants, office space and industrial use.
    About 75 percent of the residential area will be designated as single family housing, while the remaining 25 percent will be for multiple-family homes.
    In addition, Cunningham said the community has land proposed for building four Denton schools- one high school, one middle school and two elementary schools.
    "You usually hate each other when you get through…but we think we have got the most comprehensive zoning in Denton," said Dave Denison, vice president of Stratford Co.
    Denison introduced a financial analyst, Larry Kline, who explained the monetary impact the Cole Ranch Project will have on Denton.
    The Cole Ranch Community is expected to develop over the next 20 years in eight distinct phases, Kline said.
    "We expect income to the city, over 20 years, to be about $318 million," Kline said. "This exceeds $139 million more than the city's expenses."
    Deputy Mayor Pro Tem Joe Mulroy said he remembered his first city council meeting with Stratford Co. three years ago.
    Mulroy described Stratford Co. as "a developer who has done more than you said you would do."
    Denton Mayor Perry McNeill said the Cole Ranch Community represents a new type of urbanism that he would like to see more of in Denton County.
    "They tried to find out what our rules were, played by them and created a fine project," McNeill said, "…welcome to Denton."
